請問蓋這種違建有什麼技巧

最近家裡舊房子要拆掉重建
開始對建築法規有一些了解
本人並不是有意要違法
只是在台灣這種對平民沒有保障的國家
想盡量為自己爭取一點好處

地點在 24.183701,120.688229

想請問各位朋友
圖中這種違建要怎麼蓋

我看附近其他的住宅都有退縮(蓋圍牆好像也是違法，就我所知好像完全不會被抓，有誤請指正)
請問這個角間怎麼好像沒有退縮(感覺像是把該退縮的空間當成客廳用)

另外，最近很流行在二樓蓋一個空中花園(好像也是違法)
我問朋友他們說二樓這種陽台可以在公務員有連續假日的時候做二次施工
因為放假的時候不會處理違建，等到完全蓋好後被檢舉也不會來拆除
請問這個方法現在還適用嗎?
