台北市房價居高不下，許多民眾高嘆「台北居大不易」，房仲業者表示，北市空閒住宅大約有12.2萬戶，如果以每戶市值總價2千萬元粗估，換算北市空閒住宅總價值高達2.4兆元，可說是閒置社會資源的浪費。

永慶房產集團暨永慶房屋總經理廖本勝表示，部分台北市的屋主，由於持有成本低，加上出租管道不多、嫌麻煩，造成部分持有2房以上的屋主寧願閒置也不願意出租。

根據永慶房仲網及好房網的所做的「台北市房東與租屋族心聲」聯合民調顯示，若要增加房東的出租意願，高達71.5%的房東表示，「有免費刊登租屋訊息的管道，降低租屋成本」最為重要；62.8%房東認為，若「能租給有穩定工作的優質租客」能增加意願； 57%房東則認為，「有高知名度的租屋管道，增加媒合速度」也有助其出租意願的提升。

而針對房客的調查則顯示，租屋族最常面臨的困難，有59.8%租屋族認為能找的租屋物件或資訊太少，42.3%覺得市場合理租屋行情管道太少、35.7%則煩惱房東出租時，有限定租客性別、經濟能力等條件，造成租屋大不易。

台北市政府為了協助解決中低所得家庭租屋不易問題，並有效利用民間住宅資源，健全住宅租賃市場，已自9月12日正式開辦3個租屋服務平台後，永慶房產集團也響應市府擴大租屋市場，以社會責任及公益為出發點，整合既有資源，針對持有閒置住宅的房東，強化其意願，提供有租屋需求的市民居住，並免費提供房東與房客相關租屋資訊、租屋文件、法律諮詢及轉介住宅服務，協助媒合北市閒置住宅的房東及有租屋需求的房客。
