簽約收訂金後.地主後悔.請問要如何處理

最近在南部買了1塊建地.與地主簽約收訂金後..2天後仲介說地主後悔..要求毀約.我不答應請問要如何處理.
地是透過仲介買的.我若堅持不答應的話.請問要用採取何種法律行動.可以告詐欺嗎 (仲介與地主都告)?
還是只能要求訂金的賠償..
