交通助漲　桃園地價指數漲幅全國之冠 http://ppt.cc/JkIT 好房News記者蘇彥菱／臺北報導 內政部昨（15日）公布最新一期的都市地價指數，全國平均漲幅3.82％，為5年來漲幅最 高，其中以桃園漲幅5.79％居全台之冠，內政部地政司研判，與五楊高架與機場捷運帶動 地價上漲有關。其次為金門縣、新北市，亦受惠於交通、開發案或觀光題材。 根據最新一期的都市地價指數，本期地價總指數為123.32，較上一期漲幅3.82％，為5年 新高。內政部地政司表示，自民97年迄今，除了98年漲幅呈負數外，幾乎都維持在3％上 下，本期創下近5年來新高，研判與去年上路的實價登錄有關，市場較以往更透明，所獲 資訊更貼近市價，助於了解市場波動。 根據地政司研判，各縣市地價指數漲幅，與當地交通、開發案或觀光等因素密切相關。舉 例來說，桃園縣漲幅最高，可能與五楊高架完工通車及機場捷運等利多有關，帶動周邊地 價，漲幅相對顯著。 此外，除了新竹及連江縣下跌外，其餘縣市均維持上升趨勢，而五都、桃園縣、苗栗縣、 南投縣、屏東縣、台東縣、基隆市、新竹市及金門縣等8縣市漲幅均破2％。 所謂地價指數，係將各縣市都市計劃範圍內的土地，以統計方法選取具代表性之中價位區 段，查估其平均區段地價，據此編算某一地區內土地價格在一定期間之內的相對變動(漲 跌)的百分比，其性質類似物價指數。 -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 122.116.30.191
