北市實價揭　40坪以下佔7成

【郭寶懃／台北報導】台北市地政局今日發布10月實價揭露，以面積分析40坪以下中小型住宅為主，佔70.4%，交易總價則以1500萬元以下佔44.3%最高 ，從交易單價來看，每坪40萬~60萬元的成交案件居多，佔38.1%。

談到低總價小坪數產品為近年來主流的原因，住商不動產企劃研究室主任徐佳馨指出，從2008年開始，銀行的貸款成數降低，以致於消費者買房自備款金額得提高，買主只好挑選小坪數的產品為主，畢竟未來若要脫手賣屋，小坪數的產品也較賣的動。
