房市像黃色小鴨會爆破　財長：勿盲目買房

【林巧雁／台北報導】財政部長張盛和今在立院接受媒體訪問時指出，房市泡沫10大指標已有6~7項超標，如房價所得比過高、租金報酬過低、房貸佔GDP比重等，都已在警戒區邊緣。

他說，房市的泡泡已經在那，不斷吹大，但不代表一定會破，就像黃色小鴨，太大壓力不知何時會爆破。奢侈稅修法僅微調就是不希望房市泡泡破掉，而是慢慢消風。央行與其他銀行也都控制房貸成數控管房市風險。

張盛和指出，房市供給量太大的地區，空屋率太多就會有壓力，台北市雖然需求大於供給，但未來房價如果大修，全台無一倖免。現在喊價的時間變長，變成買方市場。

他提醒民眾不要再盲目投資房市，有自住需求再買，這樣房市才不會泡沫化。警訊已經出來，民眾投資房市要自己評估風險。
